Home insurance help for Gallatin homeowners
Gallatin has been the Sumner County seat since 1802, and the city grew up around a traditional open town square. It’s growing quickly today, too: Gallatin went from about 30,300 residents in 2010 to more than 44,400 in 2020. I’m Dustin Rodgers with Rodgers Insurance Agency, and I work with Gallatin homeowners by phone and email, and in person whenever you’d like to meet. Whether your home is decades old or brand new, I’ll help you understand what your policy covers, in plain language.
Coverage
Homeowners Coverage for Gallatin Homes
Your homeowners policy bundles several protections into one. Here’s what each can do:
-
Dwelling
Can help pay to repair or rebuild your home’s structure after a covered loss like fire, wind or hail, up to your dwelling limit.
-
Other structures
Can help with covered damage to detached structures, such as a workshop, fence, carport or storage building.
-
Personal property
Can help with the cost of replacing your belongings after a covered loss, whether that’s a stolen bike or smoke-damaged furniture.
-
Loss of use
Can help cover added costs, like temporary housing, if a covered loss means you can’t stay in your home during repairs.
-
Personal liability
Can help if you’re held legally responsible for an injury to someone else or damage to their property, including defense costs, up to your limits.
-
Medical payments to others
Can help pay for a guest’s minor medical bills after an injury at your home, no matter who was at fault.
What’s covered depends on your policy’s terms, limits and exclusions. Flood is typically excluded from homeowners policies and requires separate coverage.
Options
Ways to Fit Your Policy to Your Gallatin Home
A few common ways homeowners tailor their coverage. Depending on your home and eligibility, these may be available:
Discounts and coverages are subject to eligibility, may vary by state, and are not available on every policy.
- Replacement cost or actual cash value, for the dwelling and for your belongings
- Water backup coverage for a backed-up sewer or drain
- Scheduled coverage for jewelry, firearms, art or collectibles
- Ordinance or law coverage for code-required upgrades after a covered loss
- Bundling home with auto, where a multi-policy discount may be available

Gallatin Homes, Water and Weather
Gallatin sits on Station Camp Creek, about three miles north of the Cumberland River, with Old Hickory Lake, a U.S. Army Corps of Engineers reservoir on the Cumberland, to the southwest toward Hendersonville. If your home is near the lake, the creek or another waterway, it’s worth checking your flood zone on FEMA’s maps, since standard homeowners policies typically don’t cover flood.
Storm season isn’t only a spring thing here. The National Weather Service notes that while about two-thirds of Middle Tennessee tornadoes occur in March through May, there’s a secondary peak centered around November.

Flood is a separate policy
Standard homeowners and renters policies generally don’t cover flood damage. Flood insurance is purchased separately, and a new National Flood Insurance Program policy typically has a 30-day waiting period before coverage begins, with limited exceptions.

FAQ
Gallatin Home Insurance FAQ
Updated
Can you insure my Gallatin home from your Mt. Juliet office?
Yes. My office is at 1982 Providence Pkwy Ste 257 in Mt. Juliet, and I work with homeowners across Middle Tennessee, including Gallatin and the rest of Sumner County. Most clients handle things by phone or email, and you can meet in person Monday through Friday, 8am to 5pm. Call 615-562-5100 to get started.
Are tornadoes covered outside of spring storm season?
Coverage for wind damage doesn’t depend on the season. Windstorm, including tornadoes, is commonly a covered peril on homeowners policies year-round, subject to your deductible, limits and policy terms. Middle Tennessee also has a secondary tornado season in late fall, so reviewing your policy any time of year makes sense.
I live near Old Hickory Lake. Do I need flood insurance?
It’s worth a look. Flood is generally excluded from homeowners coverage, so protecting your home from rising water takes its own flood policy. FEMA notes a new National Flood Insurance Program policy typically takes 30 days to begin. Distance to the lake alone doesn’t determine your flood zone, so we’ll check FEMA’s maps for your address.
What does other structures coverage include?
Other structures coverage can help with covered damage to structures on your property that aren’t attached to your house, such as a detached garage, fence, workshop or storage building. Its limit is often a percentage of your dwelling coverage, so if you’ve added a large outbuilding, let me know and we’ll review whether it fits.
How does my policy pay to replace my belongings?
It depends on your settlement type. With replacement cost coverage, your policy can help pay to replace items with new ones of like kind and quality, up to your limits. With actual cash value, depreciation is subtracted. Some items, like jewelry, may have lower limits unless they’re scheduled separately.
Should I tell you about a new roof or a renovation?
Yes, please. A new roof, a kitchen remodel, an addition or a new detached garage can change what it would cost to rebuild your home, and some updates may affect your coverage options. Let me know when the work is done, and we’ll review whether your limits still fit your home.
Do you help Gallatin renters and condo owners too?
Yes. Renters insurance can help protect your belongings and provide liability coverage, and a condo policy can help cover your unit’s interior and belongings alongside your association’s master policy. Each works differently from a homeowners policy, so call my office and we’ll talk through what fits your situation.
Can I bundle my Gallatin home and auto policies?
Yes. Putting your home and cars with one agent keeps everything in one place, and you can add renters or umbrella coverage too. Depending on your policies and eligibility, a multi-policy discount may be available. Before you switch anything, I’ll show you what applies to your household. There’s no obligation.
How do I get a home insurance quote?
Call 615-562-5100 or use the quote form on this page. Have your address, the year your home was built, the approximate roof age and your current declarations page handy. My office is open Monday through Friday, 8am to 5pm, and we’ll follow up to go over your options.
