Home insurance help for Mt. Juliet homeowners
Hi, I’m Dustin Rodgers with Rodgers Insurance Agency, and my office is right here on Providence Pkwy. Mt. Juliet calls itself the City Between the Lakes, with Old Hickory Lake to the north and Percy Priest Lake to the south, and plenty of families have decided this is where they want to put down roots. The city grew from about 23,700 residents in 2010 to more than 39,000 in 2020, so many of the homeowners I talk with are in newer neighborhoods, while others have owned the same place for decades. Either way, I’ll help you understand what your home policy covers, in plain language, before you ever need to use it.
Coverage
Homeowners Coverage for Mt. Juliet Homes
A homeowners policy is really several coverages working together. Here’s what each one can do:
-
Dwelling
Can help pay to repair or rebuild the structure of your home after a covered loss, such as fire, wind or hail. Your limit should reflect the cost to rebuild, which isn’t the same as what you paid.
-
Other structures
Can help with covered damage to structures that aren’t attached to your house, like a fence, a shed or a detached garage.
-
Personal property
Can help repair or replace your belongings, from furniture and clothing to electronics, after a covered loss.
-
Loss of use
Can help with additional living expenses, such as a hotel or short-term rental, if a covered loss makes your home unlivable during repairs.
-
Personal liability
Can help protect you if you’re found legally responsible for someone else’s injury or property damage, including legal defense costs, up to your limits.
-
Medical payments to others
Can help pay medical bills for a guest who’s hurt at your home, regardless of fault, up to a smaller limit.
Coverage availability, limits and terms vary by policy. Flood and earthquake damage are commonly excluded from standard homeowners policies. Ask me what makes sense for your home.
Options
Options to Fit Your Mt. Juliet Home
No two houses are the same, and neither are the families in them. Depending on your home and eligibility, options like these may be available. Ask me which ones make sense for you:
Discounts and coverages are subject to eligibility, may vary by state, and are not available on every policy.
- Replacement cost or actual cash value settlement for your home and belongings
- Water backup coverage for a backed-up sewer or drain, which a standard policy may exclude
- Scheduled coverage for jewelry, collectibles and other valuables
- Deductible choices that fit your budget
- Bundling home and auto, where a multi-policy discount may be available
Local risks
Protecting a Home in Mt. Juliet
Middle Tennessee weather is a big part of homeowners insurance here. According to the National Weather Service in Nashville, about two-thirds of the region’s tornadoes have occurred in March, April and May, with a smaller second season centered around November. Spring storms can also bring hail and strong winds that damage roofs, siding and trees.
With so much new construction in town, it’s also worth checking that your coverage keeps up with today’s cost to rebuild, and that additions like a finished bonus room, a new fence or a backyard shed are reflected on your policy.

Flood is a separate policy
Standard homeowners and renters policies generally don’t cover flood damage. Flood insurance is purchased separately, and a new National Flood Insurance Program policy typically has a 30-day waiting period before coverage begins, with limited exceptions.

FAQ
Mt. Juliet Home Insurance FAQs
Updated
Is your office in Mt. Juliet?
Yes. My office is at 1982 Providence Pkwy Ste 257, Mt Juliet, TN 37122, and we’re open Monday through Friday from 8am to 5pm. You can call 615-562-5100, use the quote form on this page or stop by. If you’d like a sit-down policy review, call ahead and we’ll set a time.
What does a standard homeowners policy cover?
Most homeowners policies combine several coverages: your dwelling, other structures like fences and sheds, personal property, loss of use if you have to live elsewhere during covered repairs, personal liability and medical payments to others. Each one has its own limit, and terms vary by policy, so we’ll go through yours line by line.
Does homeowners insurance cover flooding?
Typically, no. Standard homeowners policies generally exclude flood, and flood insurance is a separate policy. A new National Flood Insurance Program policy usually has a 30-day waiting period, with limited exceptions. Living between two lakes doesn’t automatically put you in a flood zone, so let’s look up your address together.
I just bought a new build. How much dwelling coverage do I need?
Your dwelling limit should reflect what it would cost to rebuild your home, not what you paid for it or its market value, which includes the land. Square footage, builder upgrades and local construction costs all matter. We can walk through an estimate together so your limit fits the house you actually have.
Is tornado, wind or hail damage covered?
Wind and hail are commonly covered perils on homeowners policies, but deductibles and terms vary, and some policies handle wind or hail differently from other losses. Middle Tennessee sees severe storms most springs, so it’s worth knowing your deductible and your loss of use limit before storm season. I’ll show you what your policy says.
What is the difference between replacement cost and actual cash value?
Replacement cost coverage can help pay to repair or replace damaged property with materials of like kind and quality, up to your limits. Actual cash value subtracts depreciation for age and wear, so the payment is usually lower. Many replacement cost policies pay actual cash value first, then the remainder once repairs are made.
Do I need water backup coverage?
Damage from a backed-up sewer or drain is often excluded from a standard homeowners policy unless you add water backup coverage, usually as an endorsement with its own limit. It isn’t the same as flood insurance. If your home has a sump pump or a finished lower level, ask me whether this option is available.
Can I bundle home and auto insurance?
Yes. Many homeowners keep home and auto, and sometimes an umbrella policy, with one agent so everything is reviewed together. Depending on your policies and eligibility, a multi-policy discount may be available. I’ll walk you through what applies to you before you change anything, and there’s no obligation to switch.
Do you also help with condo or renters insurance?
Yes. Condo and renters policies work differently from a homeowners policy. A condo policy usually focuses on your unit’s interior, your belongings and liability, alongside the association’s master policy. Renters insurance can help protect your belongings and liability. Coverage depends on the policy, so call and we’ll talk through what fits.
