Home insurance help for Hermitage homeowners
Hermitage has a little of everything, from starter homes to larger executive houses, and plenty of neighborhoods just a few minutes from Percy Priest Lake. I’m Dustin Rodgers with Rodgers Insurance Agency. My office is just across the Davidson–Wilson county line on Providence Pkwy in Mt. Juliet. Being close to the lake and the Stones River is part of what draws people to Hermitage, and it’s also a good reason to understand what your homeowners policy does and doesn’t cover, especially when it comes to water and storms.
Coverage
What a Hermitage Home Policy Can Cover
Here are the main parts of a homeowners policy and what each one can do:
-
Personal liability
Can help protect you if a guest is injured or you damage someone else’s property and you’re found legally responsible, including legal defense, up to your limits.
-
Dwelling
Can help pay to repair or rebuild your house, including attached structures like a garage or deck, after a covered loss.
-
Personal property
Can help replace belongings like furniture, electronics and clothing after a covered loss, subject to your policy’s limits.
-
Other structures
Can help with covered damage to a fence, shed, gazebo or detached garage.
-
Loss of use
Can help pay additional living expenses if you can’t live in your home while covered damage is repaired.
-
Medical payments to others
Can help pay a visitor’s medical bills after an injury on your property, regardless of fault, up to the limit.
Coverage, limits and exclusions vary by policy. Flood is typically excluded and requires a separate policy. Let’s talk through yours.

- Bundling with auto, where a multi-policy discount may be available
Local risks
Water, Weather and Your Hermitage Home
Hermitage is a Metro Nashville community in eastern Davidson County, with Old Hickory to the north and Percy Priest Lake to the south. The Stones River and its Clover Bottom bottomlands separate Hermitage from Donelson, and J. Percy Priest Dam, a U.S. Army Corps of Engineers project, impounds the Stones River to form the lake.
Living near water doesn’t automatically put your home in a flood zone, and living away from it doesn’t make you immune to flooding. You can check your address on FEMA’s flood maps, and we can talk about whether a separate flood policy makes sense.

Flood is a separate policy
Standard homeowners and renters policies generally don’t cover flood damage. Flood insurance is purchased separately, and a new National Flood Insurance Program policy typically has a 30-day waiting period before coverage begins, with limited exceptions.

FAQ
Questions Hermitage Homeowners Ask
Updated
I live in Hermitage. Can a Mt. Juliet agent handle my home insurance?
Absolutely. My office is at 1982 Providence Pkwy Ste 257 in Mt. Juliet, a short drive east of Hermitage, and I work with homeowners throughout eastern Davidson County. Most of the work happens by phone or email, and you’re welcome to stop by Monday through Friday, 8am to 5pm.
My neighborhood is near Percy Priest Lake. Am I covered for flooding?
Not under a standard homeowners policy, which generally excludes flood. Flood insurance is a separate policy, and a new National Flood Insurance Program policy typically has a 30-day waiting period. Being near the lake doesn’t automatically mean you’re in a high-risk zone, so let’s check your address on FEMA’s flood maps together.
Does living in Davidson County change how my home is insured?
Homeowners policies work the same basic way in Davidson and Wilson counties, but your specific property still matters. Your home’s age, construction, roof and other details all factor into how a policy is written. Tell me about your house, and we’ll go over coverage that fits it, line by line.
Do I need my own policy if my condo association has a master policy?
Often, yes. An association’s master policy usually covers shared areas and parts of the building, but what it includes varies. A condo policy can help cover your unit’s interior, your belongings, loss of use and your personal liability. Bring your association’s coverage details, and we’ll look for any gaps.
What’s the difference between water backup and flood coverage?
Flood coverage is a separate policy for rising water from outside, like an overflowing river or heavy rain covering the ground. Water backup coverage is typically an endorsement on a homeowners policy for water that backs up through a sewer or drain. They do different jobs, and many homeowners consider both.
Will my policy cover a tree that falls on my house in a storm?
Wind damage, including from a tornado, is commonly covered on homeowners policies, and a tree that falls on your house during a covered storm is often covered too, subject to your deductible and terms. Tree and debris removal may have separate limits. I’ll help you understand how your policy handles storm damage.
Am I covered if a guest gets hurt at my house?
Personal liability coverage can help if you’re found legally responsible for a guest’s injury, including legal defense costs, up to your limits. Medical payments to others can help with a guest’s smaller medical bills regardless of fault. Limits vary, so let’s make sure yours fit how you use your home.
Is there a discount for bundling my home and auto?
It’s possible. Depending on your policies and eligibility, a multi-policy discount may be available when your home or condo and your auto are written together. Either way, one agent reviewing both can help spot coverage gaps between them. I’ll go over what applies to you first, with no obligation.
What should I have ready for a quote?
Have your Hermitage address, the year your home was built, the approximate age of the roof, square footage and your current declarations page if you have one. Condo owners should bring their association’s coverage details. Call 615-562-5100 or use the form on this page, and my office will follow up.
